"B7" is the short name of one out of several similar buildings of the Bundeswehr in the former " Spilburg barracks " in Wetzlar southeast, which has been transformed into an attractive business park within the recent years. After the previous single tenant, the Regional Council of Giessen, has moved out, the owner Faber + Schnepp (Gießen / Langgöns ) took the unique chance to give the building a general modernization. The new concept changes the previous rather featureless appearance radically. The energy system with the use of geothermal energy for heating and cooling is supported by a new insulated exterior facade and thus also future-oriented. The internal layout has been rescheduled into smaller rental units with allocated floor plans that are flexible in use. The building was extended by a fourth storey and is now a visually completely "new" office building compared of the previous bad usable saddleback roof. This column-free, attractive rental space raises the value of the total property which is completed by the comprehensive redesign of the open space.

At a highly exposed place on the factory premises of the traditional company in Dillenburg, a central administration building will be build. The design concept is explained by an overall concept that will be implemented in sections. The outside shape is a building volume that allows the company an appropriate representation and the existing, heterogeneous building structures of the production area like a "place to settle and relax" is a regulative backbone. Due to the course of the property the company main facade will become a timeless, almost classical elegance. The ground plans offer at all levels between the main area located office area that are free divisible by using system walls and furniture and are also accordingly flexible to the new claims in future. The column-free building which is indicated in the ground plans, should be heated and cooled above the floor by using a ground source heat pump  - this is an unrivaled economic system. The order came from a limited application process. The Isabellenhütte Heusler is considered as the "Oldest Company" in Hessen. The company has been in operation for at least 1482 as copper foundry. Today, Isabellenhütte is regarded as a high technology supplier covering the motto "innovation from tradition" of the world's leading manufacturers of thermoelectric and resistance alloys, precision and power resistors as well as precision measuring techniques.

KuBuS had won the internal competition to tender initiated by the principal because the KuBuS concept was of premium quality without the usually associated premium price tag. The winning bid is based on a master plan with several realization modules. It offers high quality facilities. The seemingly flowing transition between outside and inside creates a motivational working atmosphere  – and all this by adhering to a very strict budget. KuBuS operated on high standards, impressed during the planning phase with exquisite models and visuals and the finished building convinced strikingly. At the end of 2011 the second of 6 possible construction units was finished, creating 8500  m2 quality office space. A separate new parking garage covers the new parking needs.

This innovative project won a high power investor challenge initiated by PHILIPS. KuBuS managed the complete planning and construction process. With a striking, new standard setting architecture close to the historic Spilburg barracks it influenced this young business area significantly. The modern and yet cost efficient building satisfies the requirements of the owners and still offers flexibility for potential 3rd parties. Special feature of the complex is the heating and air conditioning with geothermal energy (32 tubes – 110 m depth, energy costs below Euro 1.40/m2/per unit /year), using the floor surface efficiently was a groundbreaking novelty at the time of planning and building in 2005. A house is so much more than the sum of its rooms, or how to combine office space, seminar rooms, exhibits and even concerts under one roof, next to a very busy high way? The solution was a smart building system based on the functional hierarchy of rooms. The current building of the Chamber is the almost identical realization of the plan that won 1st price at the architectural competition. The form emerged from the unique property location at the northern entrance to the city between the very busy high way on one side and the forest (Nebelbergswald) on the other.  The solution was simple and yet so smart. Constructing the building in vertical layers of building blocks and their functions and then continuing the outside design inside is a logical realization of modern building technology. When planning our own office building we had the goal to create a timeless building where we would still love to work 20 years from now without regrets. We reduced forms, we divided into clear and clean segments and functional units. The plan revealed itself by combining the property limits with our requirements. The massive structure shields us from the street noise, a steel frame is connected to a functional middle and the area resembles a planning studio. All constructions are visible and readable, nothing is hidden or covered up, which compliments our working philosophy.
